This project consisted of the comprehensive renovation of multiple residential units across the Victoria Park Homes portfolio, including condominium suites, apartment units, and townhouses. The work was completed as part of an ongoing capital improvement and turnover program aimed at modernizing aging units, improving durability, and preparing properties for new occupants. The scope included demolition, drywall repairs, painting, flooring replacement, kitchen and bathroom upgrades, finish carpentry, fixture replacement, and final cleaning.
Methodology and Execution Approach:
Renovations were completed on a unit-by-unit basis using a structured workflow to maximize efficiency while maintaining consistent quality across the portfolio. Each unit began with the removal of outdated finishes, flooring, cabinetry, fixtures, doors, trim, and other components identified for replacement. Following demolition, all walls and ceilings were repaired through patching, taping, mudding, sanding, and surface preparation to create a smooth substrate for finishing.
Interior finishes included complete repainting of walls, ceilings, doors, trim, and millwork using durable residential-grade coatings. New flooring systems—including luxury vinyl plank, ceramic tile, and carpet where specified—were installed following proper substrate preparation. Kitchens and bathrooms were upgraded with new cabinetry, countertops, plumbing fixtures, accessories, lighting, and hardware, while damaged doors, baseboards, casings, and trim were repaired or replaced to restore a modern, consistent appearance throughout each unit.
Mechanical, electrical, and plumbing deficiencies identified during construction were coordinated with the appropriate trades to ensure all renovated units met applicable building standards. Upon completion, each unit underwent detailed quality inspections, touch-ups, and professional cleaning before turnover.
Challenges and Mitigation:
The project required managing renovations across multiple building types, each presenting unique layouts, existing conditions, and renovation requirements. Maintaining consistent workmanship while coordinating numerous trades and material deliveries across several active renovation sites required detailed planning and strong project management.
These challenges were addressed through standardized renovation procedures, phased scheduling, dedicated site supervision, and continuous coordination between subcontractors and suppliers. Regular quality assurance inspections ensured consistency in finishes, adherence to project specifications, and timely completion of each unit.
