Project Overview

This project involved a comprehensive renovation and repair program for an operating retail commercial property, consisting of both interior and exterior upgrades to improve the building's appearance, functionality, safety, and long-term durability. The scope included exterior façade restoration, metal siding repairs and painting, asphalt and concrete repairs, roofing, carpentry, structural wood repairs, ceramic and VCT flooring replacement, customer washroom renovation, interior painting, high-level cleaning, and miscellaneous site improvements. Work was carefully planned to minimize disruption to store operations, with several activities completed during overnight shifts to maintain uninterrupted business.

Methodology and Execution Approach:
The project was executed in multiple phases, beginning with detailed site assessments and coordination with store management to sequence work around operational requirements. Exterior improvements included repair and replacement of damaged metal siding panels, restoration of wood siding and structural members, repainting of building façades, rust treatment and repainting of steel bollards, asphalt patching, roofing replacement, and installation of new pressure-treated timber posts.

Interior renovations included vestibule wall repairs and repainting, replacement of damaged ceramic and vinyl composition tile (VCT) flooring, renovation of the customer washroom, ceiling restoration within the deli and bakery departments, and comprehensive high-level cleaning of exposed structural elements, HVAC ductwork, lighting, and ceiling systems. Surface preparation—including cleaning, grinding, sanding, patching, rust removal, and priming—was completed prior to all finish applications to ensure long-lasting performance and a high-quality appearance.

Work requiring access to customer areas or high-traffic locations was scheduled during overnight hours, while daytime activities were coordinated to maintain safe pedestrian access and ongoing store operations. Continuous quality inspections ensured consistency across all finishes and compliance with project specifications.

Challenges and Mitigation:
A primary challenge was completing a wide variety of construction and maintenance activities while the retail facility remained operational. Maintaining customer safety, minimizing business disruption, coordinating multiple trades, and managing overnight work windows required detailed planning and continuous communication with the client.

These challenges were successfully addressed through phased scheduling, strict site safety procedures, temporary work area isolation, coordinated material deliveries, and dedicated project supervision. Careful sequencing allowed exterior, interior, and specialty trades to progress efficiently while maintaining store accessibility and protecting finished areas.

The completed project delivered a comprehensive renewal of the property, extending the service life of key building components, improving the overall customer experience, enhancing curb appeal, and reducing future maintenance requirements through durable, high-quality repairs and finishes.
