Project Overview

This project involved the complete interior painting of a 30-storey residential condominium as part of a full building renovation. The scope included painting all residential units, corridors, lobbies, stairwells, amenity spaces, service rooms, mechanical areas, and all other interior common spaces. The objective was to deliver a consistent, high-quality finish throughout the entire building while supporting the overall renovation schedule and preparing the property for occupancy.

Methodology and Execution Approach:
Painting operations were executed in a systematic floor-by-floor sequence, coordinated with the completion of drywall finishing, flooring, millwork, and other interior trades. All surfaces were thoroughly inspected and prepared through patching, sanding, cleaning, caulking, and priming where required to ensure proper adhesion and a uniform final appearance.

The work included the application of specified commercial-grade coatings to walls, ceilings, doors, frames, trim, and other architectural features in accordance with the project specifications. Multiple painting crews worked concurrently across different floors to maintain production targets while ensuring consistent workmanship throughout the 30-storey building. Ongoing quality control inspections were conducted to verify surface preparation, coating thickness, colour consistency, and overall finish quality.

Material deliveries, equipment movement, and work sequencing were carefully coordinated with the general contractor and other trades to maintain project efficiency and avoid conflicts within the renovation schedule.

Challenges and Mitigation:
The primary challenge involved coordinating painting activities within a large-scale, multi-storey renovation while maintaining schedule milestones and consistent quality across thousands of square metres of interior space. Careful planning was required to sequence work alongside drywall, flooring, electrical, mechanical, and finish trades while ensuring newly completed surfaces remained protected.

These challenges were addressed through phased floor-by-floor scheduling, continuous coordination meetings, dedicated site supervision, and rigorous quality assurance procedures. Close collaboration between trades minimized delays and allowed painting activities to progress efficiently without compromising finish quality.

The completed project provided a fully renewed interior finish throughout the 30-storey condominium, contributing to the successful transformation of the building and delivering durable, high-quality painted surfaces ready for final commissioning and occupancy.
