This project involves the complete interior renovation of residential units in Sarnia under the County of Lambton housing portfolio. Our scope covers full unit reconstruction following third-party demolition, including framing and layout adjustments, insulation, drywall installation and finishing, painting, flooring, interior doors and trims, kitchen and bathroom assembly, fixture replacement, and final turnover cleaning. All work is performed to meet the client’s specifications and the standards outlined for public housing facilities.
Methodology and Execution Approach:
Work is scheduled and completed in defined phases to align with the client’s unit availability and occupancy requirements. Upon turnover of each cleared unit, our team conducts a pre-start inspection to identify pre-existing conditions, verify scope, and coordinate sequencing with the demolition contractor. Materials are staged and pre-ordered in bulk to support efficient turnover cycles. A dedicated site supervisor oversees daily operations, quality control, and coordination between trades to maintain consistent productivity and ensure adherence to schedule. All work is performed under strict health and safety protocols consistent with the Occupational Health and Safety Act. Dust control measures, waste segregation, and designated access routes are maintained to minimize disruption to other occupied areas within the complex. Regular progress meetings with the client and project manager ensure transparent communication and quick resolution of unforeseen issues.
Challenges and Mitigation:
The existing buildings presented typical challenges associated with aging structures, including uneven substrates, outdated mechanical layouts, and non-standard dimensions. Our team adapted by maintaining flexible sequencing, employing skilled trades for on-site adjustments, and maintaining open coordination with the client’s project lead to approve field modifications where necessary. The result is a standardized, high-quality renovation process that allows for consistent delivery across multiple units within tight timelines while maintaining safety, quality, and client satisfaction.
