This project involves interior renovation and painting services for 298 Hemlock Street, a 6-storey residential building totaling approximately 70,000 square feet, focused on refreshing and upgrading interior spaces across both residential units and common areas. The scope includes surface preparation, drywall repairs and patching, caulking, priming where required, and the application of high-quality paint finishes to walls, ceilings, trims, and doors. All work is carried out in accordance with building standards and client specifications to achieve a clean, consistent, and durable finish throughout.
Methodology and Execution Approach:
Work is executed in structured phases aligned with building operations and unit availability to ensure efficiency and minimal disruption. Each floor and unit undergoes a pre-work assessment to identify surface conditions, repair requirements, and access considerations. Preparation activities—including sanding, filling, and spot priming—are completed to ensure proper adhesion and a uniform final appearance.
Painting is performed in a systematic sequence, beginning with surface protection, followed by preparation, priming, and finish coats. Multiple crews are deployed across floors to maintain steady progress while ensuring consistent workmanship throughout the building. Standardized materials and approved color schemes are used to maintain uniformity across all areas.
Given the mid-rise nature of the building, coordination and logistics are carefully managed. Elevators, corridors, and adjacent spaces are protected, and work is scheduled in collaboration with property management to comply with building policies and minimize disruption to occupants. Cleanliness and organization are maintained at all times, with regular progress updates provided to stakeholders.
Challenges and Mitigation:
Buildings of this scale often present varying surface conditions, including previous repairs, surface wear, and inconsistencies in existing finishes. Our team addresses these challenges through thorough preparation and targeted repairs to ensure a consistent and high-quality finish across all areas.
Additionally, coordinating work across multiple floors within an active building requires flexibility and efficient scheduling. By maintaining organized workflows, proper material planning, and responsive crew deployment, we ensure that timelines are met without compromising quality.
The result is a well-executed renovation and painting program that delivers clean, uniform, and durable finishes throughout 298 Hemlock, enhancing the building’s overall appearance while meeting operational requirements and client expectations.
